As a Licensed Independent Real Estate Agent, I don't sell a product, I sell my professional services. I represent Buyers and Sellers - just not both in the same transaction! Here is why:
For Buyers & Sellers it is better to know that you have not made significant decisions alone. And it is far worse to discover that you were double dealed in professional representation!
Believe me, in today's competitive real estate market, you need the undivided loyalty and exclusive dedication of your own Agent, looking out for you exclusively, whether you are the Seller or the Buyer in a real estate transaction!
Don't be fooled. Get the facts. The Agent who has listed a Seller's property is working for the Seller, not for the Buyer. And this also means that every salesperson licensed under the Agent is also working for that Seller. The Seller's Agency has a duty to get the highest price and best terms for the Seller.
On the other hand, a Buyer's Agent is working for the Buyer, not the Seller.
But beware of the double Agent who is trying to double end a real estate transaction. In New Brunswick you have every right to exclusive representation and Undivided Loyalty in any real estate transaction.
Get the facts on dual agency. You have the right to say "NO" to dual agency !

In either case call me first to explain dual agency and my pledge of Undivided Loyalty. Then you will know what to ask other agents whom you may sunsequently interview. When you are my client, I will NOT ask you to agree to Dual Agency.
